Dublin house prices - north city

NEW apartment prices in Dublin City North are now almost half their market peak value, with secondhand apartment prices falling by marginally less.





Nevertheless there is very little price difference between new and second-hand in the area stretching between the River Liffey to the south, the M50 to the west and north, and excluding City Centre.



Townhouses and other houses have also experienced fairly sharp drops, ranging from between 32pc and 41pc depending on the property type, although the decline from peak values is clearly not as big as that recorded for apartments.



Estate agents were split down the middle on the state of the local market, with one half reporting increased sales in the first four months of this year and fewer properties on the market now compared to the beginning of the year, while the other half reported a decrease in sales activity and an increase in

the outstanding stock of unsold homes.



This latter view was borne out in the time-to-sell indicator, with agents reporting that on average it can take anywhere between five and 20 weeks to sell a property in the north of the city.
