'Lolinda' is at the southern end of Newtownpark Avenue in Blackrock, facing south-east onto the tree-lined main drag. Its address is given as 3 Upper Newtownpark Avenue, although An Post will insist on mentioning Ardagh Park Gardens.
Confusion over the address aside, it's very much at home in its own spot, as one of a row of detached dormer bungalows, most of which have been amended and extended into quite substantial homes.
Lolinda is no exception. It's been extended to 1,862 sq ft, and as it's owned by an interior designer, it's been finished and decorated to an extremely high standard.
Thanks to the rear extension there's now a bright kitchen and breakfast room measuring some 19ft by 14ft, with an outsize roof light and French doors to the deck. The kitchen is fitted with hand-painted wooden cabinets and there's a moveable centre island with a granite countertop. There are also three reception rooms elsewhere on the ground floor. A living room, at the back of the house, has a raised fireplace in sandstone fitted with a log-effect gas fire, and there are double doors to the deck too. An archway opens from there to the dining room at the front of the house.
To the left of the entrance hall, meanwhile, there's a family room or study which might be used as a guest bedroom instead, especially as it has one of the two doors that lead into the family bathroom, where there's a Jacuzzi bath.
The two main bedrooms (originally three) are upstairs, and both have en-suite showers and walk-in wardrobes. The second bedroom has a nice seating area under a skylight.
The back garden is over 50ft long and has a lawn, an abundance of shrubbery and a vegetable patch.
The agent is Janet Carroll (01) 288 2020 and the asking price is €875,000.
