D17 private sales slow but steady

The Market:

Dublin 17 has a large stock of social housing and therefore many unit types aren't available for sale privately.

What is available is being sold mainly to first time buyers, according to Andrew Corry of Corry Estates. Clare Hall in particular has attracted this market. Although he has seen credit availability easing a little, he says there is little to tempt the investor thus far in this postcode.

Demand is strong among private buyers where supply is available, particularly in the two-bed apartment and three-bed semi-detached houses in Clare Hall where good spacious family homes near the DART at Clongriffin are at a premium while remaining affordable to buyers from surrounding areas.

Bidding isn't going over the asking price, but there are more bidders leading up to it than before.

In some estates where pyrite issues arose, buyers required adequate assurances before making a decision to buy and were reluctant to commit in the absence of the correct inspection certificates to show houses were clear or adequate remedial action had been taken.

Once these were provided, buyers seemed largely satisfied.

Mr Corry expects prices to rise by slightly less this year with around 9% expected.
