D15's Overlook wedged into a golfing paradise

A Grand Design recently completed in the Strawberry Beds of Dublin is 'Overlook'. The Dublin 15 house last sold just over a year ago, in August 2018, for €943,000, according to the Property Price Register. Since then it's had a root and branch refurbishment and has even gained a New England-style frontage into the bargain, complete with a verandah and matching first-floor terrace.
The floor area comes to over 3,000sq ft, with four bedrooms, all on the first floor and all en-suite. The main bedroom gets access to that first-floor balcony, and its en-suite has a freestanding bathtub and separate shower.
There's also a study on the first floor and another downstairs. Also on the ground floor are three reception rooms - a lounge and a family room, both with solid-fuel stoves and patio doors, as well as a dining room off the kitchen, which has full-height corner windows overlooking Castleknock golf course.
Even if you weren't interested in golf, you could still live perfectly happily and productively at the house known as 'Overlook', at Rugged Lane in Dublin 15. It would be a bit of a waste though.
The house is 'wedged' in the middle of no fewer than three golf courses. You've got Castleknock club to the east, the Hermitage club to the southwest, and the golf course at Luttrellstown Castle to the northwest. In an environment like that, you might find the interest in golf creeping up on you.
Despite the locality, though, 'Overlook' is quite sheltered from the driving and teeing mobs. Rugged Lane is the leafiest of leafy roads, flanked by mature trees and wending a narrow route between the Luttrellstown Road and the Lower Road along the River Liffey. Plus 'Overlook' has two acres of grounds of its own with pleasant views of the Strawberry Beds countryside round about.
Outside the house there's a double driveway and a detached garage.
