Corner views in the Docklands
51 The Waterfront €650k
If you act quickly, you might just about complete your purchase of 51 The Waterfront, at Grand Canal Dock in Dublin 2, within two months. That way you'd be in residence for the Chris de Burgh concert down the street at the Bord Gáis Theatre on April 16.
Alternatively, you could throw a few roadblocks in your own way and arrive too late for the show.
Either way, 51 The Waterfront offers other compensations to those who've had to forgo the second encore of 'Don't Pay the Ferryman'.
Principally, it's on the fourth floor of the block at Hanover Quay, and it's at the corner of the building. This means it has views both south and west over the Grand Canal Dock, and there's a wraparound balcony from which to enjoy them.
Secondly, it's in the heart of the fashionable Docklands district, surrounded by restaurants and pubs and about a 10-minute walk from Grand Canal Dock station.
Number 51 is a 990 sq ft apartment with two bedrooms, both doubles with fitted wardrobes. The main bedroom has an en-suite bath with a rainfall shower above it.
To the left of the walnut-floored entrance hall, where there's a video intercom, is the main living area, which measures about 22ft by 15ft. It consists of an open-plan sitting and dining room, with a kitchen in an alcove.
The kitchen is fitted with grey gloss cabinets and granite countertops, with integrated appliances. The living room, also with a walnut floor, has floor-to-ceiling windows and two sets of glass double doors - one south and one west - giving onto the balcony outside.
There's gas-fired underfloor heating and a B2 energy rating. It comes with one designated parking space and the management fees are €2,881 a year.
Number 51 is on the market with Owen Reilly (01) 677 7100 and the price is €650,000.
