Clare house prices: Clare drop steeper than Limerick

Apartment prices in Clare are back from peak levels by at least 50pc, with prices for new and second-hand two-bedroom apartments down by 52pc and 54pc respectively.

Terraced and other houses have also experienced a sharp drop in prices, although the scale of decline appears to narrow as the property size increases.

For example, prices for two- and three-bedroom townhouses are down by over 40pc, while prices for three- and four-bedroom semi-detached are down between 34pc and 40pc. For the larger four- and five-bedroom detached houses, prices are down by between 23pc and 33pc.

A majority of the Clare agents surveyed reported an increase in sales activity in the first four months of this year, with one agent stating that viewings are up for larger four- and five-bedroom detached properties compared to 2009. That's probably not surprising given that some of these properties are now within reach of some first-time buyers.

Another agent cited a recent bidding war on a property, that sold for in excess of the vendors preferred selling price. The average time it takes to sell a property ranges from between eight to 25 weeks, which is also a relatively positive indicator.

Second-hand properties currently on the market represent about 3.6pc of the total housing stock, which is above the national average of 3.0pc and points to a large volume of unsold properties in the county.

The level of unsold stock appears to have remained largely unchanged in the last four months, with the majority of agents surveyed reporting no change in the number of properties on the market now compared to the beginning of the year.
