When the current owners of 80 Trees Road Lower bought their home 10 years ago, such was its state of disrepair that the only feature called out at the auction was a Triton T90 shower.
When you put on said shower, it actually rained in the porch, the vendors laughingly recall. Having lived in the property for a short time, the couple moved out and rented for seven months whilst work took place. "It was a complete do-upper," says the vendor of the four-bedroom property.
The couple were then in their thirties and without children, and were quite clear on what they required when they embarked upon a complete renovation. "We're party people. We wanted a massive party room. So instead of breaking it into different sections we wanted a huge open plan area at the back of the house that took the garden into the house."
The back wall is floor-to-ceiling glass doors - there are four panes in total, two pull back to open to the garden and a spacious patio. "So when you open the double doors you can kind of have your party inside and outside," the owner points out. "We've had Christmas dinner for 30 people in the kitchen." The floor area totals 240 sqm.
As well as the huge kitchen, the finer details were all accounted for from the handmade oak doors to the door knobs.
As well as the kitchen, there is also a sitting room and playroom on the ground level. Of the four bedrooms on the first floor, the master bedroom includes a walk-in wardrobe and en suite. The attic has been converted into two spaces and offers beautiful views of the Dublin mountains from the Cabrio balcony-style windows. They built a games room at the end of the garden. Originally intended as a granny flat, or living quarters for an au pair, it became a sort of boys' room.
"When it actually came to the time when we had au pairs we put them in the attic, because the kids were so small," explains the owner, who says the family added a dart board and pool table to the room.
The house is south facing, so the extensive kitchen has the sun all day long. Their latest project has been to redo the rear garden, creating a seating area at the back that catches the sun until as late as 9pm on a good day in summer. "There's a little alcove where we have seats, because that's where the sun goes down at the end of the evening. It's a lovely place to sit, and you can watch the kids on the trampoline."
They replaced a marble patio with a granite one. "We've two dogs, two kids, so we purposely built the garden to be low maintenance."
Working on the garden has given them a taste for a new venture. "I love a project. I was a project manager in a former life. I think the garden in the summer gave us the flare for, 'yeah, let's do this again'. I suppose when the kids are little you can't really do anything. Your life just kind of stops for a bit. Ours are 13 months apart."
Despite the property's obvious appeal, the owner says she's not sorry to leave. "We're on a bit of a journey. The kids are growing up. When we did the house, we did it as party people."
Even so, in creating the perfect party house they unintentionally created the ideal family home. The kids live in the huge kitchen, ironically it's part of the reason they're now moving.
"I've two boys and I've a husband who likes boys' toys. We're looking for a garage. That's a big thing for me. The kids are going around the kitchen on bikes," she laughs. "It's a massive kitchen but they're going on bikes. They started on walkers, and then it was scooters, go-carts."
This property would be well-suited to a large family. The vast kitchen is ideal for keeping an eye on smaller children - bikes aside -whilst the attic den with ensuite and the games room are perfect for teenagers.
"For us the challenge will be finding something that is equal," the vendor acknowledges. "But we're doers, so whatever we buy, we'll make it as fabulous as this house. And you know, it's time for someone else to enjoy it."
