Ashford Co Wicklow: Show jump facilities enhance residence

WELL-KNOWN to competitors across the country, Boswell House is a fully equipped equestrian centre with ample facilities to run either regular show jumping competitons or a commercial business.

The property is now even more attractive to potential buyers, having its asking price reduced by over €1m since last year.

Located 2.4km from Ashford in Co Wicklow, Boswell is a Georgian property that includes a country kitchen, utility, drawing room, dining room, and spacious garden room on the ground floor and two ensuite bedrooms upstairs. The master bedroom suite includes a fully fitted walk-in wardrobe, Jacuzzi bath and double power shower.

A guest wing, currently incorporated into the main house, includes a kitchen/diner, sitting room, three further bedrooms and three bathrooms. In all, the property extends to more than 279sqm (3,000sq ft).

However it is the equestrian facilities that make Boswell stand out from the crowd.

The top yard contains six stables, as well as an indoor area for tacking up and feed preparation.

The second yard is an attractive courtyard with ten stables with a feed room and tack room. The remaining four stables are situated off the indoor school.

As well as the stables, there are numerous other workshops and barns, a six-horse covered walker and plenty of parking space.

The property has four arenas in all. The main arena is a 63m x 68m space with an all-weather Martin Collins wax and sand surface and a four-tier seating stand on one side.

On the other side of the arena is the chiming clock tower (modelled on the famous clock at the RDS), a lower decked viewing gallery, coffee/barbecue area and wc. Steps lead up to a decked outdoor viewing area and chalet.

The second arena is a 50m x 25m floodlit arena with an all-weather Clopoff fiber and Wexford sand surface.

Arena 3 is another floodlit and stud fenced 90m x 45m space that overlooks the main arena and is covered in with all-weather Clopoff fiber and Wexford sand surface.

Finally, arena 4 is an all-weather sand-based grass arena, stud fenced and surrounded by a beech hedge.

Boswell's 36 acres of land is laid out in six stud-fenced paddocks with automatic water drinkers and plenty of shelter from mature trees and hedging. A six-acre block of spruce forestry would easily lend itself to a cross-country course.

The property also features three one-bedroom apartments and a one-bedroom studio apartment, ideal for staff or guest use. There is potential to convert a two-storey building into further accommodation if required.
