Anyone for tennis in Blackrock?
22 Pine Lawn €795k
There's an easy shortcut to a game of tennis from Pine Lawn, a cul-de-sac estate east of Newtownpark Avenue in Blackrock, Co Dublin.
A pedestrian path veers off Pine Lawn and takes you directly to Newtown Park Tennis Club after about a two-minute walk. Family membership there costs €300 a year, and, subject to availability, you can also play on one of the courts without being a member.
And if you're indifferent to tennis, you can enjoy the park facilities overall: there's a playground, great sweeping lawns and paths winding among statuesque old trees.
Though it's surrounded by uniform estate houses of one kind or another, 22 Pine Lawn is a one-off. It's detached and set farther back from the street than its neighbours, with security gates and a cloak of trees and shrubbery for extra privacy.
Size-wise it's 1,560 sq ft, with four bedrooms on the first floor - the main one with an en-suite shower. Back on the ground floor there are three reception rooms as well as a kitchen and dining room measuring about 17ft by 12ft.
An archway in the kitchen opens directly into a curved sitting room or sunroom overlooking the front garden, with a door to the side.
There's also a TV or study, but the third and principal reception room is a dual-aspect living room measuring about 15ft by 19ft. It has a limestone fireplace with a solid-fuel stove, and French doors giving onto a terrace in the garden.
Out the front is a cobble-lock driveway and the garden measures about 115ft and is mainly lawned with flower beds and tall hedging. The terrace, reached from the living room, is to the south.
Number 22 Pine Lawn has just gone on the market at €795,000 with Beirne & Wise in Blackrock (01) 288 0900.
