A3-rated homes at Parkedge
A choice of three bedroom energy efficient houses are being launched this week-end at Parkedge, overlooking the 22 acre Father Collins Park in Clongriffin, Dublin 13.
Designed by Argentinian architects, Abelleyro & Romero, Father Collins Park combines a mixture of landscaping, art, architecture and water features which make this area a family friendly environment in which to raise children. The park's facilities also include playing pitches, a children's playground, a skateboard park and a running track. While iconic wind turbines running north to south are a feature of the park's promenade.
It also inspired the name Parkedge for this development of new three-bedroom mid- and end-terraced houses with redbrick finish. The three-storey houses extend to 108sqm (1,160 sq ft) and are priced from €205,000.
To achieve an A3 rated energy efficiency the houses have installed solar panels which will supply 50pc of the annual hot water needs of the home owners as well as energy saving gas condensing boilers, thermostatic controls on all radiators as well as insulation which will all combine to reduce energy use by half.
To enhance the appeal of the homes, interior designers Think Contemporary were commissioned to create its attractive interiors.
At ground level, the kitchen and dining area are located to the front of the house and this means that the separate living room can open out to the rear garden to enhance the living area of the house and this also makes it great for summer time parties. A guest wc is also located at ground level.
At first-floor level there are two bedrooms and a family bathroom. On the top floor is the master bedroom with its own en suite and an attractive feature of this room is the eyebrow-style window.
A storage area is also located at this level. To the front there is parking for two cars.
Gannon Homes developed the houses and HomeBond are providing a 10-year guarantee.
The show house is open Saturday and Sunday 1-3pm.
