There may be daily torments in store for the new owner of Poynstown, at Killincarrig in Greystones, Co Wicklow.
The most sensible route from the house to Greystones train station is via the right of way through Greystones Golf Club, which links Burnaby Heights to Whitshed Road. This means that, every morning, as you trudge towards your daily commute, you'll be confronted with the spectacle of people who have nothing better to do after sunrise than play golf.
If the jealousy gets the better of you, you might stoop to spoiling their fun with a little discreet sabotage.
But before letting down your higher self, remember Mark Twain's advice: "It's good sportsmanship not to pick up lost golf balls while they are still rolling".
Anyway, you will come home in the evening to pleasures of your own at Poynstown. It's on a third of an acre of inviting gardens, with a patio and a raised deck, lawns and mature planting.
It's been in the same ownership for 22 years and has been well cared for, with sea views and plenty of room for entertaining.
