€1.295m four bedroom 'Cnoc Bree' is knocking on the door of Dalkey
Technically, 'Cnoc Bree', at Hyde Road in Co Dublin, is in Glenageary. It's described by the selling agents as being in Dalkey, though, and certainly if you feel yourself the equal of going against both An Post and the Ordnance Survey of Ireland, there's nothing to stop you giving it that address.
The properties at this end of Hyde Road back on to the grounds of Castle Park School, a private junior school founded in 1904 that An Post will insist is not in Dalkey either. But let's not cause a scandal.
At any rate, Cnoc Bree is indeed very close to the village of Dalkey, and it's also marginally closer to the DART station at Dalkey than to the Glenageary one.
It's a detached house of 2,067 sq ft with four bedrooms and two reception rooms. One is a dual-aspect drawing room and dining room with a marble fireplace. The other is a living room, also with a fireplace, and with glass doors to the garden.
The kitchen has a breakfast bar and space for a table and chairs. It has a tiled floor and roof lights, and more glass doors leading to the garden.
There's also a guest toilet on the ground floor.
Upstairs, the master bedroom has built-in wardrobes and an ensuite shower room. There are three more bedrooms on the first floor, as well as the main bathroom with a double shower.
The front garden consists of a large gravelled area for parking, lined with hedging and flower beds, and there's also a garage adjoining the house, if you want the car out of sight.
The back garden has a sandstone patio and barbecue area, as well as flowerbeds, stepping-stone pathways, a water feature and a weeping willow tree.
Cnoc Bree is for sale for €1,295,000 with Hunters Estate Agent in Dalkey (01) 275 1640.
