Home boom continues in first-time-buyer hotspot Portmarnock

This week sees the launch of yet another scheme in first-time-buyer hotspot Portmarnock, writes Liadan Hynes

Portmarnock is having a new homes boom. Since the market began to pick up, the north Dublin suburb has seen a steady supply of launches.

St Marnock's Bay by Ballymore, adjacent to the local Dart station, launched in September 2017 with approximately 100 three- and four-bedroom homes, which saw buyers queue for up to three days.

Station Manor, situated across the road, launched in 2018, and just recently, Patrick Durkan's D|Res released Dun Si, St Marnock's Bay, adjacent to the Ballymore site on Station Road. Hazel Manor, off the Strand Road, is a small development of four semi-detached four-bedroom homes. Silverbanks at the Coast apartments in adjacent Baldoyle launched in 2017.

The attractions of the area, which this weekend sees a further new launch, Drumnigh Manor by Shannon Homes Group, are obvious - relatively good transport links, proximity to the city centre and a manageable commute by car. And there is obviously the location itself: the sea, the beaches, Malahide Castle, Malahide village and Portmarnock village, which has greatly improved in recent years. There are good schools and leisure facilities too.

This week sees the release of Drumnigh Manor's first phase of 30 new three-, four- and five-bedroom A-rated houses. In total, there will be six house styles available: three-bedroom mid- and end-of-terrace units with family room, three-bedroom semi-detached units, four-bedroom semi-detached and end-of-terrace units with study, and five-bedroom semi-detached houses.

Portmarnock is an area which sees a large proportion of first-time buyers spending above what an average buyer in that category would normally spend. Typically, they originally grew up in the area and are being financially assisted by parents. On this occasion, however, selling agent Judy Sorohan of Hooke and MacDonald expects Drumnigh Manor to appeal predominantly to buyers trading up.

Locally based agent Noel Kelly (not involved in this development) reports that buyers who grew up in the area, bought a first home in areas further out, such as Skerries, Balbriggan, Kinsealy or Swords, and now wish to trade up and return, make up a large part of his business.

Five-bedroom semi-detached units, from approximately 194-200sqm, priced from €650,000, are set over three floors, with separate living rooms to the front of the house, four double bedrooms, two of which are en suite, and a large room spanning the first floor, which would work as a fifth bedroom or family room.

Four-bedroom end-of-terrace and semi-detached units with study are also laid out over three floors, and sized from approximately 157sqm, priced from €560,000. Three-bedroom mid-terraced and semi-detached units set over three floors with family room, from approximately 145sqm, are priced from €530,000. There are also two-storey three-bedroom units, from approximately 121sqm, priced from €515,000.

Contemporary kitchens with Italian quartz worktops have been supplied by Nolan Kitchens and include fully integrated dishwasher, cooker and fridge-freezer. Bathrooms and en suites include tiling to floors and selected walls. All units include triple-glazed windows. The development includes 10.4 acres of landscaped public space which includes mature planting, woodland walks and a playground.
