There may be just one five-bed home and two four-bed properties left in the first phase of Grange Hill, a new development at the foothills of the Dublin Mountains, but a second phase is scheduled to be released early next year.
The initial 19 unit phase of the Rathfarnham scheme was introduced in April and the development will ultimately consist of 72 homes.
There are two house types left in the current phase.
The five-bed, from The Cruagh style, is priced at €720,000 and extends over 2,637 sq ft, while the four-bed terraced homes, from The Kilakee house type, are €605,000 and have a floor area of 1,883 sq ft.
Both homes are built over three storeys and have nine-foot ceilings throughout. French windows open out from the kitchen to the paved patio, and the back garden is enclosed by high walls.
The four-beds have a kitchen/dining/living room and a guest WC on the ground floor, with two bedrooms, one of which is ensuite, and a bathroom on the first floor.
On the top floor, there are two other bedrooms, including another ensuite, a bathroom, and a study/playroom. The latter can be converted to give the option of a fifth bedroom.
Victoria Homes, the developer, is offering each buyer of the remaining homes five per cent of the purchase price back on closing to help them furnish the property.
This means the purchaser of the five-bed will get a cash-back incentive of €36,000 and the buyers of the four-beds will receive €30,250.
