What is it?   A 300-year-old three-storey house at Laragh near Ballintubber in Co Roscommon with 5 acres - or 101 acres depending if you're of a farm-owning persuasion. 

Tell me more about the place...  

Earliest records show it existed in the mid-1700s but it could be even older. Part lived-in at the moment, much of the decor is 1980s but some work has been done. A sitting room, kitchen/dining, six bedrooms and an old courtyard.

The roof and the windows were done in the 1990s. The oil heating system works and covers a good deal of the interior. The structure too appears solid. At 4,000 sq ft this home is huge and holds the floor space of almost four average semis within its walls.   

And the bad news?  

A full survey will nonetheless be required. The windows are Upvc. It will need rewiring and general modernisation through its vast interior. Its sheer size means this will cost. 

How much to buy it?  

€150k with 5 acres or offers over €650k with 101 acres. 

And to fix it up?  

At least €100k for standard modernisation and €150k for a high-spec return to full period character. 

What will I end up with?  

A huge restored period country home for €250k to €300k
