What is it? A former shop and overhead residence at 19a Ebenezer Terrace in the Tenters off the South Circular Road adjoins a small terrace house, part of the same property until split off by the current owners. Both are for sale separately.

Tell me more about the place...

No 19a spans 700 sq ft with one room downstairs, two bedrooms and a bathroom, a yard with street access and planning for a two storey extension. No 19 has 800 sq ft with two bedrooms, a hall, yard, kitchen and front room.

The good news?

A trendy location and both have been cleaned up and stripped out for the new owner/s.

And the bad news?

The results of surveys are not available so you'll have to do your own. Rewiring, replumbing, redecorating and whatever the survey throws in.

How much to buy it?

DNG wants €250k for 19 and €195k for 19a.

And to fix it up?

Without a survey, it's anyone's guess. But if nothing is structurally wrong you'd part with at least €200,000 to extend and fix both.

What will I end up with?

A decent-sized city abode with character.

Who do I talk to?

Sarah O'Brien of DNG (01) 6794088 will get you behind the counter.
