This is an executor sale. While the house has been well kept, it is dated and will need a complete overhaul. There are three bedrooms (one in the attic), a bathroom, sitting room, kitchen/dining and a shower room.
The good news?
A new boiler and fuseboard, a heating system, lovely period fireplace in the main reception along with a decent timber floor. The previous owner managed to extend into the attic. It has a 30-foot west-facing garden. The roof appears sound with no outward signs of damp or ingress.
And the bad news?
Old aluminium windows, an unorthodox layout configuration, dodgy 1970s ceiling tiles; needs a new kitchen and bathroom plus replastering. The garden's a mess. Planners are unlikely to permit further extension. BER G, so insulation needed.
How much to buy it?
The asking price is €275,000.
And to fix it up?
Surveyors have been through and say €65k upwards. We think €100k for a top notch job.
What will I end up with?
For circa €375k, a well located and spruced up period cottage of real character and a good BER rating, which absolutely beats the pants off a bland new semi in the sticks for a FTB.
