What is it? A 17-bedroom mansion at Ballinafad in Co Sligo which hasn't been lived in for 57 years. It comes with a gate lodge, 275 acres (100 acres in grass and 175 in woodland) and direct frontage to Lough Arrow.

Tell me more about the place...   Former seat of the Ffolliott family, the three-storey-over-basement 18th-century Georgian property was last a sporting hotel. See 'Holiday at Hollybrook House' on YouTube depicting a family's holiday spent there in 1938. 

The good news?  Remarkably solid for 57 years vacant. It was re-roofed 20 years ago, the floors seem solid, it has original windows, cornices, ceiling detail, as well as a farm and stock yard.  

And the bad news?  You'll need a comprehensive survey. This house is enormous and could throw up any number of unforeseen issues. It will certainly need a complete re-plumb, rewiring, new heating, kitchens, bathrooms and on it goes. Its sheer size means kitting it out will be very costly task indeed.

And to fix it up?  From €1m up. Heed the survey from there. 

What will I end up with?  For €5m you could have a decent pocket estate or a wonderful boutique hotel with its own lake to bring in fishing guests from around the world.
