A stroll away from Terenure village

New homes: New homes within minutes of Terenure village launch to strong demand this weekend. Liadan Hynes reports


As new home sites go, it would be hard to find a more favourable location than that of Terenure Gate, which launches with selling agent DNG this weekend. Within a few minutes' walk of Terenure village, this development sits just off Terenure Road West, opposite Greenlea Road. Situated on the site of the former Presentation convent, which dated back to the 1830s, it was demolished without planning permission in late November 2006 by Kimpton Vale Ltd. The company was later ordered to pay a fine of €1,000 and costs of €3,000.

This development by the same company will eventually comprise of 51 units in total; 29 houses, 11 apartments and one duplex. This first phase sees the release of 20 units to the market.

There are a number of different design types that will appeal to different segments of the market - F2, which is a two-bedroom own-door ground-floor apartment, c83sqm, is priced from €440,000.

Types F1 and F3 are three-bedroom first- and second-floor duplexes, c129sqm, priced from €595,000. Type B is a three-bedroom plus study/four-bedroom mid-terrace unit, c156sqm, priced from €785,000.

Within Type A is a three-bedroom plus study/four-bedroom mid-terrace, currently used as the sales office, c185.9sqm, priced from €870,000, and other type As, also three-bedroom plus study/four bedroom but end-of-terrace, c185.9 sq m, which are priced from €895,000. There is also a three-bedroom detached gate lodge, Type E, c113.8sqm, with an asking price of €700,000. Show houses opened yesterday with viewing today from 2-4pm.

The external facade is a mixture of render and brick, with attractive granite window sills, and sash windows to the front of each house. Some units include a balcony feature on the first floor.

The three-bedroom units feel larger than a typical house of that number of bedrooms, with over 3m-high ceilings, and a spacious open-plan downstairs living space that also gives a sense of spaciousness rare in a new build three-storey house.

All units are A-rated, with heating zoned by Nest Smart Technologies thermostats. Each home is pre-wired for intruder alarms, while there are ambient fires fitted in faux chimney breasts in all living rooms.

Helen Turkington was responsible for the interiors of the show house units, while kitchens are by Bedroom Elegance, with classic painted wooden doors and Velstone counter tops as standard.

Understairs storage cupboards are included as standard and all bedrooms include fitted wardrobes by Bedroom Elegance. Duravit sanitary ware has been used in all bathrooms and en suites, with heated towel rails in the main bathrooms and en suites.

Pressurised shower systems have been fitted to all bathrooms with rain shower overheads as per the show house. Tiles are fitted to the floor and shower areas as standard.

Side gates have been fitted on the side passages of all end-of-terrace houses. Rear gardens are smaller on the units to the front of the development. These properties overlook the duplex units, but are larger in those situated to the rear of the site. All gardens are levelled and seeded and finished with Indian sandstone patios.

In the Type A units, the study could easily be transformed into a boxroom to make a fourth bedroom. If a home workspace was still required, some units have large storage spaces off the landing on the top floor which would easily fit a home office. Judicious use of skylights on all second floors has rendered these areas particularly light-filled.

The development includes a green area, and is particularly well situated in terms of local amenities, restaurants, shops, bars, schools and travel links. Presentation College is literally on the doorstep, while St Joseph's Boys' National School is a short walk away, as is Terenure College senior school.

These houses may not be typical first-time buyer territory, and interest is mostly from those already in the area looking to downsize, or those moving up to a larger family home. However, the selling agent saw several sales to first-time buyers in a recent launch at a similar development in Knockrabo on Mount Anville Road, and does expect some interest here from first-time buyers.
