The Garden House apartments in Dublin 3 first hit the market in 2007, at the worst possible time for the developer, Donal Carroll. The apartments were well built and well situated, but nothing could breathe life into a punctured property market.
Fast forward to the present and a small scheme of energy-efficient apartments, close to the city centre and overlooking a pitch and putt course, is a much easier sell for estate agents.
The pitch and putt course is behind the apartment block and the Stella Maris football club is next door. So despite the return of cranes to the streets of the north city, these apartments are unlikely to have their sky obstructed any time soon.

The Garden House is a gated scheme at Waterfall Avenue, off Richmond Road. Half an hour or so on foot will get you to O'Connell Street, and Drumcondra train station is about 15 minutes' walk. What's more you're not too far from the sea at Clontarf for a bracing waterfront stroll.
