The sales driving the recovery

1. Vanleigh, 20 Greenfield Road, Mount Merrion, Co Dublin

Rising house prices were reflected in the auction of this five- bedroom house for €1.18m or 28pc over its €925,000 guide price yesterday. Last year a nearby house at 24 Greenfield Road, sold for just €645,000, admittedly it was a smaller four-bedroom semi.

2. 4 Millmount Terrace, Dundrum Road, Dublin 6

This two-bedroom terraced house saw a 10pc rise in its price between July this year when it was unsold at auction with a high bid of €149,000 and the beginning of this month when it was resubmitted at an Allsopspace auction and sold for €164,000.

3. 23 Northumberland Road, Ballsbridge, Dublin 4

The mid-terrace vacant Georgian building rose 24pc within the five months when it was bought for €550,000 in July this year and when it was sold at an Allsopspace auction earlier this month for €685,000.

4. 24 Obelisk Rise, Blackrock, Co Dublin

This three-bedroom terraced house attracted a top offer of €245,000 for a private treaty sale early this year and sold at an Allsopspace space auction in May for €279,000 -- an increase of 13.9pc.
