Overstock means buyers are making lower offers

The average house price stands at around €200,000, but there is a large supply, with over 2,000 more available units than Dublin on Daft's website.

While the average rental price for a three-bedroom home stands at €845, which is about €200 per month cheaper than the capital, the cost of buying depends on the area.

Ballintemple, close to the centre on the city's southside, has an average price for a three-bedroom home in keeping with the city's average.

However, move from the centre to Bishopstown, an attractive area, and that price moves up to €212,000.

Buyers tend to be making lower offers, according to auctioneers, because of the housing stock.
