Houses sold for 30pc above guide prices

TWO houses in the most sought-after areas of Dublin were sold at auction yesterday for more than 30pc above their guide prices, writes Donal Buckley.

However, a large residential farm failed to find a buyer.

In Ranelagh, Dublin 6, a red brick period house, Glenwirra, 28 Albany Road, sold for €1.46m - €260,000 over its guide price.

The property could have achieved up to €3m at the market peak.

A two-bedroom terraced house within walking distance of St Stephen's Green sold for €330,000 -- or 47pc above its advised minimum value. Gunne had guided €225,000 for the redbrick artisan's house, 29 Lombard Street, off South Circular Road in Dublin 8.

Meanwhile, a 147.5-acre residential farm at Clonshaugh, north Dublin was withdrawn when the bidding reached €1.7m. Agents Murtagh Bros had been guiding about €2.2m.
