House and hotel fetch €1.2m at auction

Two auctions in Dublin and Wexford, involving a house and a former hotel, yesterday made sales of around €1.2m.

The Dublin property, a three-bedroom bungalow in the sought-after southside suburb of Mount Merrion, sold for €670,000 or 34pc over its €500,000 guide price.

Known as Laragh, 21 St Thomas's Road, Mount Merrion, has a 112sqm floor area but has potential for expansion as it stands on a quarter of an acre.

While in need of modernisation, the double-fronted home has the benefit of two bay windows and is within a short walk of University College Dublin.

Auctioneers Lisney reported competitive bidding between three bidders.

Meanwhile, an overseas hotelier bought Newbay Country House near Wexford town, for a price in the region of its €650,000 guide price.

James Kinsella of auctioneers Sherry FitzGerald O'Leary said there was only one bid of €400,000 at the auction itself, which took place in place in the hotel. It was withdrawn at that stage and later negotiations saw it sold for substantially more.
