Five-bed abodes with landscaped gardens and gazebo 'roof'

Ferndale Road in Rathmichael is at the foot of the Dublin mountains and most people might know it best from their childhood treks to the Leadmines and Sugar Loaf.

It would be a good idea to be green-fingered if you're planning on buying one of the new homes being launched this weekend at Hillfield.

The development of just 11 units placed in a horse-shoe shape, includes a fully landscaped garden on 0.4 acres and driveway designed by Kennedy Landscapes as per the showhouse, the cost of which ran to €50,000 per house. They are set in mature woodland with plenty of green space. Sitting on 3,983 sq ft, these detached properties are split level at both ground and upper floor levels. The entrance hall is overlooked by a minstrel's gallery from the landing and runs through to the kitchen/breakfast room which has a large seating area.

Units are by Celtic Kitchens and include Belling appliances. The adjacent utility room has built-in units and appliances also and there is a study off the hall suitable for a home office or TV room and a guest WC and cloakroom.

From the kitchen area, there are double doors to the outside terrace, which is set in flagstones with a timber gazebo 'roof' for al fresco dining; all you need is next summer to be like this one. There is a separate patio area in the garden also.

Steps up from the hall bring you to the lounge and separate dining room which also feature double doors out to the terrace. There is a feature wood-burning stove and a Dimplex heat pump system with separately controlled zones on each floor. The whole adds up to an A3 BER energy rating. Upstairs there are five bedrooms, four of which are ensuite and the master also has a walk-in wardrobe. All internal doors are from Carroll Joinery, painted with chrome handles. Each house is pre-wired for internet and smart TV with surround sound from recessed speakers. The developer, New Generation Homes, is fitting a security alarm as standard also.

The interior of the show house has been finished by Hepburn Designs but all houses will be painted throughout in consultation with buyers.

The prices will be between €1,200,000 and €1,300,000 depending on the external finish - two of the houses have a cut stone and render exterior while the others are plaster render only. They are all south east or south west facing.

The remainder of the properties will be completed by mid-2015 and enter the market in the New Year. Viewing is by private appointment only from this weekend.

Ferndale Road is 2.3km from Shankill village which has a DART station. The Luas stop at Cherrywood is 5km as is access to the M50. Woodbrook, Old Conna and Dun Laoghaire Golf Clubs are all within 8km.
