Rathcoole has seen something of a building revival of late, partly due to the construction of the Luas at Saggart, but also as it has become the chosen home of many businesses, especially with the Citywest campus so close by.
As such, it is proving popular for local workers and Aubrey Manor is the latest development to launch there. With 38 houses being built, many have already sold off-plan. There are three, four and five-bedroom homes on sale, all semi-detached, from developer Milanville Ltd.
The three-bed semi is 1,500 sq ft and priced at €330,000. This has an open-plan kitchen/dining/family area, a living room, WC and utility at ground floor level. The first floor has two of the bedrooms, one of which is ensuite, and a family bathroom. The upper floor has the master bedroom, also ensuite, with a store room.
The four beds are larger at 2,217 sq ft with the end house 2,243 sq ft, and they come with a double garage. Priced at €400,000 they are two storeys.
The downstairs has a kitchen/dining area to the front - there will be a choice of kitchens offered from QK Living - with a breakfast bar/island unit and granite worktops.
There are two additional reception rooms and a guest WC on the ground floor. Upstairs has four bedrooms, one ensuite and a family bathroom.
The layout of this section is most unusual in that the three houses are in a terrace, with the double garage incorporated into each property, so these houses are longer than they are wider.
The front faces directly onto the roadway with a small rockery behind iron railings. The back garden also runs 'left to right' rather than lengthways with a small granite slab patio.
The four/five-bed is 2,100 sq ft and on sale for €435,000. This is constructed over three storeys with a kitchen/dining/family area to the rear, a living room, utility and WC with double doors out to the garden with a patio area. The first floor has two bedrooms, one ensuite, and the main bathroom. There is a study on the first floor which could easily become a fifth bedroom should the family needs require it.
There is also additional storage area with own-door access - students could use this as a study hub.
It's always a good idea when developers incorporate different elements into construction design by understanding that not every buyer has exactly the same needs. The second storey has two bedrooms with two bathrooms.
There is a full range of AEG appliances included in the sale.
There is a 3D virtual tour of the houses on the developer's site, www.aubreymanor.ie, which is a feature I've only recently seen incorporated into brochures and is a nice insight for prospective viewers so they can have their questions ready when they see the 'real thing'.
The exteriors are a mottled ochre brick to the front with cream-coloured sills and surrounds.
The front door is black with glazed panels to either side. Driveways are cobbled with brick-wall separators. The front has bay windows up and down. The BER 'A' rating comes from triple-glazed windows, high-efficiency boilers and solar panels.
Rathcoole has burgeoned in recent years with myriad shops, restaurants and leisure activities locally.
The nearest Luas is Citywest and access to the N7 and M50 interchange is adjacent. There is a show house open from 2pm-4pm this Sunday, March 15.
