Roscommon: Buyers with mortgages return

David Diffley of Roscommon Town-based Property Partners Early has seen prices improve by an average of 11pc during 2014, mainly due to lack of supply.

Although Roscommon Town remains the most buoyant, he has seen prices increase all over the county.

"Things are looking more positive," says Diffley. "We have started to see the return of buyers with mortgages, who were few and far between in 2013."

He reckons the ration of cash buyers to those with mortgages is still around 70/30.

"Roscommon Town has very little in the way of crime or anti-social behaviour," says Diffley, when asked to explain the strength of the market in the town.

"It has good schools and amenities. It's also within 20 minutes' drive of Longford, Athlone and Carrick on Shannon, which makes it a popular base for commuters."

Galway is less than an hour away, putting the city of the tribes within commuting reach also.

Employment in Roscommon Town is steady, says Diffley.

"Even in the depths of the recession, while there may have been ups and downs, there was always a stable base, with some large service providers based in and around the town," he says.

"Every town has issues with unemployment from time to time, but Roscommon has always been a busy market town and continues to be so."

Diffley says the best thing never to happen in Roscommon Town was Section 23, although that means there is a scarcity of apartments now.

Detached houses in the town have performed particularly well over the past 12 months, with prices increasing by up to €30,000.

At the lower end of the market, which Diffley defines as under €80,000, buyers based in the UK are, he says, "very active".

"It's a combination of low prices and the sterling advantage," he says.

"They are looking for good quality properties in a scenic area, and know they'll get them for very little money.

"When they see what they can get for a fraction of the value of their UK property, it's very appealing. They want country living with a bit of land."
