Galway County: Community spirit wins out over bright lights

Veteran agent Martin Tyrrell has been in business since 1956 and, while prices are still subdued, he says he is seeing signs of improving confidence as bank finance becomes more readily available.

"The last 8-10 months of 2014 definitely saw improvement. The better properties will always be in demand," he says, "and location is, as ever, key.

Buyers want a house that's been well constructed and that's in good condition, with good décor.

 Large family homes in particular have made substantial gains.

"Of the new entrants to the market in Tuam, for instance, 60pc of them are commuting to work in Galway.

"Galway is the hub and it's only 30 minutes away from Tuam on the N17, so Tuam benefits from any progress that happens in Galway.

"Valeo in Tuam, a computer electronics firm, has increased the number of employees over the past year, as have other local businesses."

The price of a typical four-bed semi-detached house in town increased from €85,000 to €95,000 over the course of 2014.

The rural market has been slower to improve.

"People are moving towards the bright lights all the time," says Tyrrell.

"They want schools, shops, leisure centres, and supermarkets.

"But I have a sense that there is growth in terms of community spirit in rural parts of the county, that people are coming together more to provide local facilities to improve the quality of life for people living outside the major towns.

"I see that in Corofin, Claregalway and Headford in particular."
