Clare development is all about the river
Arda Na Derige, Killaloe, Co Clare
Killaloe is bang on the River Shannon, which separates it from Ballina, and there is good-humoured local rivalry, especially on match days, given one is on the Clare side while the other is Tipperary.
Both, however, enjoy the proximity of water-sports which are very prevalent here with river cruises, boating, canoeing and fishing all enjoyed by residents, whichever side of the country you're from.
Arda na Derige is firmly in Clare though, and comes from John Walsh of Cherryfox Developments, who took it over from AIB and its KPMG receivers after it had been 'ghosted' for a number of years, which created much local angst for unfortunate previous owners who were left no option but to bridge while the estate was dealt with.
With all that settled, there is one detached and eight semi-detached homes left in the estate, which makes much use of natural cut stone and mottled red/brown brickwork to the front. The detached house is €225,000 and measures 1,346 sq ft. There is a kitchen/dining room in a large square with a utility, guest WC and separate living room on the ground floor, while upstairs are four bedrooms, one ensuite, and a bathroom. Solar panels and gas-fired central heating give an A3 BER rating which will help with energy bills.
The eight semi-detached units come to market at €199,950 and measure 1,345 sq ft. They have a different look, with pitched roofs and a mottled redbrick/cream plaster exterior. There is a kitchen/dining room, sitting room, WC and utility, with three bedrooms upstairs, one of which is ensuite, along with a family bathroom. There is a tri-panelled bay window to the front downstairs.
Killaloe is 30km from Limerick city, but really, it's all about the river.
