Tesco checks out pub site

Tesco may be about to acquire Noel Smyth's former pub in the heart of Terenure village.

Although it has not yet bought the vacant property, the multinational retailer has applied for planning permission to convert the bar in the premises formerly known as Quinlan's into a 627sqm shop at ground level with overhead offices, staff and storage facilities gross of 340sqm.

Mr Smyth's property company Alburn still retains ownership, but it is not unusual for Alburn to provide prospective buyers with support in planning applications to check the suitability of a development for a property which it wishes to sell.

As city retail units go, the premises has a relatively ample car park to the front. Tesco hopes this would accommodate 28 parking spaces and cycle spaces.

Mr Smyth bought the Quinlan's pub at the peak of the market in 2006 for a price reported to be between €6m and €7m. He subsequently sought permission to redevelop it with 37 apartments and a 370sqm shop.
