SHOPS and an office owned by Paddy Kelly in Dublin’s Smithfield are being offered for sale or to let by the receiver, David Potter of Savills.
His agent Vincent Finnegan is quoting rents in the region of €20 per sq ft for the six retail units.
Sale prices are in the region of €200 per sq ft. Two of the units, which have planning permission for restaurant use and face directly on to Smithfield Plaza and Square, are attracting interest from prospective tenants.
A rent in the region of €10 per sq ft is being quoted for the 10,000 sq ft first floor office suite. Rent-free periods may be available for tenants committing to fit out the units.
Savills have already agreed lease terms for units 17, 18 and 19 with Tesco Express which is awaiting planning approval and the receiver has also rented out unit 14 to Third Space, a community restaurant.
Robert Colleran of Finnegans is optimistic that the area’s footfall will increase following the opening of the 550-bed hostel at the former Chief O’Neills as well as the reopening of Lighthouse cinema before year-end.
