Sites valued at €4.3m brought to the market

Four compact development sites on Dublin's north and southsides, worth a combined €4.3m, are for sale with prices ranging from €500,000 to €1.75m per site.

The northside site of 0.45 acres faces on to the seafront at the junction of Howth Road and Kilbarrack Road, Dublin 5. It has a €500,000 asking price.

About half of the site, with an address at 7 Kilbarrack Road, has a derelict bungalow and permission for two detached houses. The central portion, 822 Howth Road, was the site of a house which has been demolished.

Indeed planning permission has been granted for six terraced houses on the entire property, in conjunction with an adjoining house at 820 Howth Road.

The latter does not form part of this lot now for sale but Savills plans to bring it to the market in the near future.

Facing the coast, the area has views of Howth Head, Bull Island and the Dublin Mountains.

On Dublin's southside, a 1.08-acre site close to Dunnes Stores, Cornelscourt and Cabinteely Village has an €800,000 asking price.

Located on the western side of the N11, it has high-profile potential with its frontage of 88 metres on to the N11 and 138 metres on to the section of Clonkeen Road west of the N11.

Currently a hardcored yard with four sheds, a garden centre and parking, it is generating €80,000 a year in rent from a number of tenants.

Jonathan Preston of Savills points out that uses permitted under its 'A' zoning include residential, residential institution and retirement home, while uses open for consideration include education, embassy, funeral home, garden centre/plant nursery, petrol station, restaurant, service garage, shop neighbourhood and sports facility. All uses are subject to planning consent.

Also on the southside, a 4.2-acre site on Ballyogan Road, Carrickmines, Dublin 18, is located just 650m from Junction 15 Carrickmines on the M50 and 250 metres from the Luas green line stop at Ballyogan Wood. Savills had not disclosed the guide price before going to press but it could be about €1.75m.

A greenfield site, it is bounded to the south by the Ballyogan Road Luas line, to the east by Ballyogan Drive, to the north by Ballyogan Park and to the west by Ballyogan Avenue. Located directly to the north of the property is a single storey crèche building.

The local area benefits from a range of facilities such as Leopardstown Shopping Centre and The Park Retail Centre while Dundrum Shopping Centre, Sandyford Business Park and Leopardstown Racecourse are nearby.

Also on the southside, a 2.2-acre site in the Stocking Wood residential development in Rathfarnham is for sale with planning permission for 25 five-bedroom houses.

Agents HT Meagher O'Reilly are guiding a purchase price of €1.25m for the 25 sites which equates to €50,000 per site. HTMOR are also willing to consider significantly stronger offers for a licence agreement deal.
