Roscommon properties to generate €1.8m at auction

An almost completed shops complex along with two pubs, shops and land holdings are among the 10 Roscommon properties which are expected to generate more than €1.8m in sales at an auction on May 31.

Joint agents Property Partners Earley and Oates Auctioneers will offer the 10 for sale in 13 lots as well as a Co Galway land holding.

One of the most severe price cuts has been applied to 42 acres of lands at Carrick-on-Shannon. Six years ago this property at Cortober, beside the River Shannon, was bought for €7m by Dun Ri Developments and there were plans for a major marina and holiday home development.

Now the receivers at Grant Thornton are willing to settle for €385,000. It is available in two lots with lot one comprising 37 acres and an old farm house guiding €295,000 and lot two comprising five acres, with planning permission for seven residences, guiding €90,000.

The next most valuable property is Cattigans pub, Castlecoote Village, Co Roscommon, a five bedroom corner premises with a €295,000 guide price.

A second pub, Georges, The Square, Roscommon town extends to 265sqm over three storeys and has a €250,000 guide price including its licence. It will also be offered for sale without the licence with a €175,000 guide.

The Corner Stone building, on The Square in Strokestown, was built as a 1,161sqm four storey shopping complex to shell finish and it has a €100,000 guide price.

Two former cash and carry properties are also included. At the Racecourse Road, Roscommon Town, one of these had previously accommodated the Fairyland Ballroom and was one of the dance halls where former Taoiseach Albert Reynolds ran dances.

Standing on a 1.7 acre site, the building extends to 883sqm and is guiding €200,000. The former Castlerea C&C is located in the heart of the town and offers 892sqm of floor space with ample parking for €75,000.

The cheapest property consists of a former shop and two apartments at Church St, Strokestown which has a €45,000 guide. A corner commercial property with five bedrooms in Ballingare Village has a €85,000 guide.

For city dwellers with a dream of getting away from it all a three bedroom stone cut house on 10 acres might appeal with its €120,000 reserve.

Located at Kilcorkey, Ballingare, it is available in two lots with the house on one acre also available for €80,000.

A 69 acre farm with a bungalow at Cloonroughan, Elphin has a €250,000 guide and 27 acres at Abbeygrey, Ballygar, Co Galway has a €75,000 guide.
