Prices have now increased by 13.8pc in the past year.

But in an unusual move, prices fell by 0.1pc in Dublin in May. However, they are up 15.2pc when compared with the same month last year.

Outside the capital prices rose 1.1pc in May, and are up almost 12pc in a year, the CSO said this morning.

Overall prices are 37.5pc lower than the peak of the bubble in 2007.
