Merlin auction lots show investment potential
FOUR of the 20 properties in the Merlin auction catalogue for its May 22 auction are commercial. Of these, two are in Dublin. The Monkstown Snooker Hall in Monkstown Farm near Dun Laoghaire is a 464.5sqm building extending over two floors. At ground level there is a reception area, an open plan area and toilets.
An open plan area and offices are located at the first floor. It has a €250,000 AMV. In 2008 it was valued at €1.25m so the latest guide price represents a 75pc decrease in price.
In Dublin 24, Unit 73, a detached two-storey industrial property in Cookstown Industrial Estate, extends to 1,236sqm and its 0.68 acre site also comes with a 951sqm lean to and 153.7sqm of storage to the rear. It also has a €250,000 AMV.
In south Kildare the former Three Counties bar and an adjoining pretty house at Maganey, Athy, is for sale with an AMV of €190,000. In 2007 the 0.9 acre property with its gardens and car park was valued at over €1m.
In Kiltimagh, Co Mayo a very traditional shop on Aidan St comes with a €95,000 AMV. The two storey building extends over 167sqm and comes with a large site which backs onto a circular road.
Most of the these properties are vacant but are considered to have development and investment potential.
