Increased activity for industrial property market has recently been seen on the N3 corridor, according to agents CBRE.
A mid terrace unit at Rosemount Business Park in Ballycoolin, Dublin 15 is available for sale or to let with a €450,000 exclusive guide price or a rent of €37,500 per annum exclusive. Jarlath Lynn of CBRE says that the guide price equates to €60 per sq ft exclusive and the rent to €5 per sq ft exclusive.
Unit 18B at Rosemount (below) extends to 701sqm and is a modern unit which benefits from two storey offices as well as additional storage of 338sqm due to its mezzanine floor as well as well finished office/ showroom areas. The 6.1 metre clear height warehouse also benefits from minimum internal columns increasing its operational efficiency.
Mr Lynn also reports that a couple of 3,000sqm properties in the area are under offer.
Separately, CBRE have leased Unit 400 Northwest Business Park, Ballycoolin to Lituanica Ltd, a large eastern European food importer and retailer. The rent for the high profile building which extends to 5,443sqm on a 3.2 acre secure site is being paid to receivers at Grant Thornton.
CBRE also recently acquired an 800sqm industrial unit in Rosemount Business Park for Peek Traffic Ltd. It is part of Imtech Traffic & Infra, a large corporation, which provides traffic control, telecommuni- cations and public lighting services.
The deal follows Peek's securing of a contract with Dublin City Council. While details of the deal remain confidential, the rent is understood to be in the region of €5 per sq ft exclusive.
