Cosgraves offer 26 units for €3.95m

The Cosgrave Group are asking €3.95m for a block of 26 apartments at their Hampton Square development on the Navan Road between Phibsborough and Castleknock.

The block is fully let and generating an annual rent roll of €309,000 a year, suggesting a gross yield of 7.8pc.

The units vary in size from one-bedroom units of 42.7sqm to three-bedroom penthouses of 106.8sqm, and there are four one-beds, 20 two-beds and two three-bedroom penthouses.

The asking price works out at an average of less than €152,000 per unit and would include all furniture and contents.

Built in 2000, the annual service charges range from €1,105 to €1,770 per flat.

Agents Hooke and MacDonald point out that it is located less than two miles from the city centre and the Navan Road links directly to the N3 which is a main artery linking the city to the M50 and is a quality bus route.
