€495k guide price for Carlow estate
The remainder of an unfinished Co Carlow housing estate will be auctioned on November 8 with a €495,000 guide price.
Known as Friars Lough housing estate in Leighlinbridge, the sale will include a mix of eight substantially complete detached houses, foundations for a further six detached houses and undeveloped land with planning permission for a further 42 units which will expire in 2015.
A total of 16 houses have already been sold off in the estate and these were originally selling for €350,000 to €400,000 depending on the type.
Similar houses, fully complete would today be expected to sell for €175,000 to €210,000, depending on type.
The auction will be conducted by CBRE and Sothern Real Estate Alliance on behalf of receivers at Kavanagh Fennell.
Leighlinbridge is located on the River Barrow, and has easy access to the M9 motorway at either Powerstown or Paulstown. The estate is well laid out with large green areas and due to its elevation many homes will have the Killeshin Hills as a backdrop.
