Wicklow farm sells for over €14,000 per acre

A RESIDENCE and extensive farm buildings on 32.6ac at Clough, Baltinglass, Co Wicklow was sold under the hammer last week for €480,000,

This property is located outside the village of Baltinglass on a fine block of land with great road frontage.

The residence is a three-bedroom bungalow, decorated and maintained to a high standard. At the back of the house are three out-offices plumbed for washing machine, sink, outside toilet and shower.

A very extensive yard has a wide range of accommodation with the capacity to house up to 360 cattle.

The facilities include a 12-bay lean-to shed with dividing gates. There is also a six-bay sheep shed with lean-to and nine sheep pens.

The yard is covered in concrete and includes walled silage pits and a slatted slurry tank with pumping facilities into a slurry Permastore.

Laid out in one block, the land is all in grass comprising level, fertile soil with excellent road frontage and direct access on to the N81.

A hard-core farm road runs through the land from the yard allowing easy access to all fields.

Bidding for the entire opened at €300,000 and after nine bids from two active customers the price reached €440,000. At that point auctioneer Robert Ganly of Ganly Walters switched his attention to the lots.

The first Lot comprising the house and yard on 15ac attracted one bid of €220,000, while a second Lot, a parcel of 17ac, was bid to €240,000.

Mr Ganly then went back to the entire and a bid of €480,000 put the property on the market. With no further bids emerging, the holding was purchased in trust by Matthew Conroy of John Dawson Auctioneers, Tullow.
