Wicklow farm goes in lots for over €11,600/ac

An average price of €11,640/ac was paid for a 67ac residential farm near the Co Wicklow village of Grangecon, which was sold at auction last week.

Situated in the rolling hills of west Wicklow, the farm is 1.5km from Grangecon and 9km from Dunlavin.

It was offered for sale in two lots by auctioneer Paddy Jordan.

Lot one, comprised the house and yard on 42ac.

The land was described as top quality ground which would be suitable for tillage or grass and came with the added attraction of 2km of road frontage.

The two-storey, four-bedroom farmhouse was in fine condition and adjacent to the yard that included a four-span haybarn, two lean-to sheds, a fully secure workshop and additional stone outbuildings.

Lot two extended to circa 25ac of excellent farmland adjoining Rathsallagh Golf Club.

This piece of property came with road frontage onto two roads.

The land is currently in stubble but suitable for either grazing or tillage.


Bidding for the house and 42ac opened at €300,000 and with three bidders in the field it went up in increments of €10,000 until it reached €460,000.

At that point one of the bidders withdrew and the bidding continued until it reached €480,000.

The farm was put on the market at this stage and after two further bids it was sold for €500,000 to a local farmer on behalf of a Dublin client.

Lot two, comprising 25ac, opened at €200,000.

Three bidders showed interest and in increments of €10,000 the auction moved swiftly until it reached €280,000.

At that point Paddy Jordan took instruction and the property was put on the market.

There were no further bids and it was sold at €280,000 to the highest bidder, a local dairy farmer.
