Wexford farms to test the market

Two large Wexford farms with a combined acreage of 314ac are set to test the market for agricultural land in the southeast when they go under the hammer in early May.

The first is a 194ac residential farm at Curraghmore, Saltmills, close to Wellingtonbridge. Described by selling agents PN O'Gorman as one of the finest farms to come on the market in the Wellingtonbridge area in recent years, this farm is naturally divided into two blocks by the R733 Wexford to Wellingtonbridge road.

As a result, it will be offered in three lots. Lot one will be a 120ac non-residential block with yard and sheds; and lot two will be a 73.6ac block with a traditional farmhouse, yard and outbuildings. Buyers will also have the opportunity to buy the entire farm.

Lot one consists of 120ac, which is broken into 76ac of permanent pasture, 31ac of tillage land and 13ac of woodland. This parcel of land has dual road frontage and an internal roadway leading to the farmyard. The yard contains a hay shed with lean-to.

Lot two is the residential portion of the farm which is being offered with 74ac. The traditional two-storey farmhouse extends to 138sqm (1,485sq ft) in size and is flanked by a traditional farmyard with calf houses, a cattle crush and a lofted barn. Beyond this yard is another with farm buildings.

The four-bedroom farmhouse is described by the auctioneer as requiring some upgrading.

The farm has a pre-auction guide price of €8,000-10,000/ac or between €1.5m and €1.95m in total, and will go under the hammer on Friday, May 4 at 3pm at the Brandon House Hotel, New Ross, Co Wexford.

One week later, the same agents have a 120ac farm located at Kilcloggan, Fethard-on-Sea to be sold at auction. This non-residential farm is situated three miles from Fethard-On-Sea, adjacent to the Duncannon/Hook Head road.

The farm is under approximately 80ac of permanent pasture and 40ac of tillage. The tillage ground is sown to spring barley.

The farm has a large internal roadway running through it and includes a large yard with hay shed, as well as smaller traditional outbuildings.

A pre-auction guide price of €8,000-9,000/ac or between €640,000 and €720,000 has been set for this property which will be offered for sale on Friday, May 11 at 3pm, also in the Brandon House Hotel, New Ross, Co Wexford.
