Auctioneer Fintan Fennelly is guiding the sale of the property at €640,000, or €8,000/ac.
The farm is 5.5 miles from Kilkenny City and Callan. The sale is being undertaken on the instructions of the executors of the estate of the late Nicholas Murphy.
Mr Fennelly describes the farm as 81ac of good-quality level ground in an area renowned for productive land.
Mainly in pasture, the holding also has 15.6ac in stubble and is suitable for pasture or tillage. Coming with substantial road frontage the ground is in good heart with good fencing and a decent water supply.
The house is a traditional, two-storey, three-bedroom farmhouse served by private water and sewerage.
According to Fintan Fennelly, it is a period farmhouse typical of the larger farmsteads that developed during the course of the late 19th and early 20th century. It has not been lived in for some time and is in need of major renovation.
The farmyard is also of the traditional type, with two large silage pits, some loose sheds, a haybarn and an assortment of stores.
The property will be sold in three lots or as an entire. Lot one will consist of a 15.6ac roadside field under stubble, while lot two is made up of roadside land containing 22.8ac. Lot three is made up of the house and yard on 42.6ac, while lot four is comprised of the entire property.
A full house and a lively auction is anticipated when the property is offered for sale at 3pm at the Clubhouse Hotel, Kilkenny, on Wednesday, May 2.
