Auctioneer Seamus Browne of Roscrea describes the property as a very tidy farm that has benefitted from a lot of work and attention in recent years. The house is a three-bedroom farmhouse that was completely renovated and extended in 2000.
The accommodation includes an entrance hall, family room, kitchen/dining area, sitting room, utility and downstairs toilet and shower. Upstairs is the family bathroom and three bedrooms, one of which has en-suite facilities. The house is finished to a high standard throughout.
Adjacent to the house is a detached garage with a cladded roof, while the farmyard comprises a cattle shed with slats and cubicles, a cattle holding pen and crush, along with two stables and a range of stone outbuildings.
Located about four miles from Roscrea off the old Dublin road, the lands are described by Seamus Browne as of good quality, free-draining and dry. The holding is all in pasture with the best of fencing erected in the last eight years.
There are 8ac of upland that need work but aside from that the farm is in perfect order.
"The owner is a very careful farmer who did things well," Seamus said.
The land is divided by a country road, with the house yard and 18ac at one side and 22ac on the other.
The farm will be sold at auction at the Damer Court Hotel, Roscrea at 3pm on Friday, September 28.
