The sale of Solsboro House on 137 acres (pictured above) on the outskirts of Nenagh in Co Tipperary was brought to a conclusion recently by Sherry FitzGerald Talbot. The property had initially been offered for sale by private treaty but was sold by private auction for a figure in excess of €2.25m.
Solsboro is described as a magnificent country estate.
It incorporates a charming period residence together with courtyard, extensive outbuildings and prime lands extending to 137ac.
The property is bounded on one side by the Nenagh relief road, on two other sides by local roads and is within 200m of the Nenagh/Limerick Road with extensive road frontage onto all three roads.
Two bidders showed a strong interest from the outset with the bidding concluding by private auction.
Over 100 bids were taken during the auction and the property was sold in trust to Tim and Patrick F Treacy, Nenagh.
Commenting after the sale, auctioneer William Talbot said that it was one of the finest agricultural holdings that he had ever offered for sale in his twenty years in the property business in north Tipperary .
"Bidding was certainly sporadic and the price achieved exceeded all expectations," said Mr Talbot. "This certainly demonstrates the strength of the agricultural market at present in light of the imminent abolition of milk quotas in 2015".
Meanwhile, in another strong Tipperary sale, John Stokes of Stokes and Quirke sold a 44ac farm at Brodeen, Red City, Fethard for €525,000.
The farm is mainly in grass except for 9ac in sugar beet.
Four bidders were active during the auction before the property went on the market at €500,000 and sold for €525,000.
A 77ac farm located at Rockhill, Bruree, in Co Limerick sold after auction recently for a figure believed to be in the region of €500,000.
Located off the main Cork road between O'Rourke's Cross and Charleville, the land is of a low lying and heavier type.
Auctioneer John Flynn opened the bidding at €350,000. With two customers showing interest the farm was bid to €400,000 and on to €410,000 before being withdrawn. It subsequently sold after auction to a neighbouring farmer.
Mr Flynn currently has a number of other farms in the area for sale. Among them is a 47ac non-residential farm at Garrincoonagh, Effin about four miles from Kilmallock and three miles from Charleville.
The private treaty sale of this former dairy farm is being guided at €10,000/ac.
The holding is divided into five fields of the best of Golden Vale land. With no road frontage it is accessed by its own avenue. The buildings on the property include a solid milking parlour without any milking machinery.
Adjacent to the parlour is a traditional but substantial cow byre in good condition, along with a two-column haybarn. The holding is serviced by electricity, mains water and well water.
Mr Flynn expects lively interest from local farmers and describes the holding as an ideal out farm or a good starter dairy farm. Sherry FitzGerald Walsh, Charleville are joint agents in the sale.
Meanwhile, in east Limerick, Mr Flynn is handling the sale of a 77ac plantation at Mountminett, Caherconlish. The sale includes 4ac of grass with an old stone residence in need of repair.
The property will be sold by public auction, with a guide price of €350,000 or €4,500/ac being quoted.
Located three miles from Herbertstown and four miles from Caherconlish, the holding was planted in 2000 and has seven years' premiums remaining at €14,000 per annum.
The timber on 49.6ac is 75pc in Sitka spruce and 25pc in Larch. Another 15.4ac is in Norway spruce with 9.8ac in ash. A condition of the sale is that the purchaser must join the current lease with Coillte.
The residence is a two storey, cut-stone farmhouse in need of renovation.
There are some lovely cut-stone out-buildings in need of repair. The property will be sold at auction at the Glentworth Hotel, Limerick at 3pm on Thursday, December 4.
A 42ac residential farm has come on the market in Offaly with a guide price of €275,000 or just over €6,500/ac.
Auctioneer Matt Dunne describes the holding as "ideal for anyone with equestrian interests or who fancies hobby farming."
Located at at Gorteen near Daingean, approximately 28ac is described as excellent arable land, while the remaining 14ac is marginal and requires some shoring.
There are two houses on the farm - a derelict bungalow built in the 1960s and an old Land Commission house. The farmyard comprises a three-span hayshed with lean-to and several other outbuildings.
The farm is situated in a tranquil setting with mature trees and the Grand Canal as one of its boundaries.
There are fishing and turbary rights with the property, both valuable assets.
Matt Dunne believes the farm represents great value: "The guide price for the entire is €275,000 and I don't think you'll get better value, especially within an hour of Dublin," he said.
The property will be for sale by public auction on Friday, December 5 at 3pm at the Orchard Hotel, Portarlington.
At the same auction Mr Dunne is selling 12ac of land on the Bog Road, Portarlington. A short walk from the town, the parcel is guided at €4,200/ac for six acres of poorer ground and €10,000/ac for the six acres of good land.
The better ground has extensive road frontage, ideal for one or two houses, subject to the necessary planning permission. It is all in grass and suitable for any farming enterprise.
Both parcels will be sold at public auction next Friday at 3pm at the Orchard Hotel, Portarlington.
A 75ac farm near Templeshambo, Enniscorthy will be sold in seven lots at auction this week with guide prices varying from €8,000 to €12,000/ac.
Located in the townslands of Boolamore and Booladurragh, the 75ac farm, the subject of an executor sale, is 4.5km from Kilteely, 8km from Bunclody and 14.5km from Enniscorthy
The property is described by Castlecomer auctioneer Joseph Coogan as top quality agricultural land that is all in grass and has been "well-minded". Five of the seven lots have road frontage.
The main lot is a 38ac parcel of grassland with road frontage on to two roads and comes with its own water supply. A second lot of 14ac is also in grass with good road frontage, while a 10.2ac parcel comes with mountain rights and is accessed by a laneway. The remaining lots vary in size from 7ac to 1.13ac.
The property will be sold by public auction at the Millrace Hotel, Bunclody at 3pm on Friday, December 5.
