Take the plunge and live in style on a Georgian farm in Kilkenny

Pigeon Park House on 140ac of tillage and grassland at Danesfort, Kilkenny, is a compact residential farm with much character and a great deal of potential.

The farm, which has attracted much attention locally and from further afield, is for sale by public auction in lots or as an entire with a guide price of between €1.6m and €1.9m.

The farm is located on the old Kilkenny to Waterford road approximately three miles from Kilkenny.

Laid out in one large rectangular block, it is bounded on one side by the Kilkenny to Waterford road and on another by the Danesfort to Bennettsbridge road, providing it with extensive road frontage.

The land is divided into a series of large fields, with 110ac in tillage and 30ac of grassland.

Local auctioneer Ed Donohoe describes the farm as "fine ground".

"It is part of that rich vein of land. When other farms were producing corn at 2t/ac this farm was producing 3t/ac," he says.

While the farm has been let for a number of years, Mr Donohoe says the property has been very well maintained and farmed throughout this period.

The house is a Georgian residence that has been the property of the present owners since the early 1950s.

Set back from the road and reached by a long avenue, the building extends to 3,200sqft and while it is inhabited at present, the five-bedroom house requires much modernisation and refurbishment in order to meet modern standards.

Along with the five bedrooms, one of which is ensuite, the accommodation includes a large hallway, sitting room, dining room and kitchen and a downstairs bathroom.

The house features much of the original Georgian decor.

This includes a fan-light doorway, original corniced ceiling and centrepoint, Kilkenny marble fireplaces and a balustrade staircase thst leads straight onto a large and attractive landing area.

The outbuildings are arranged in a courtyard setting and much of the stone structures need a lot of attention.

The buildings include a range of stables, a lofted coach-house and a four-span barn. The grounds contain two attractive orchards, one of them relatively new, while the remains of a walled garden form part of the immediate surrounds.

The property will be offered for sale in three lots.

Lot one will be comprised of the house on 30ac and comes with a guide price of between €500,000 and €600,000.

Lot two will be made up of 110ac and has a guide of €10,000 to €12,000/ac.

Lot three is the entire property.
