Substantial residential farm over 53ac near Crossmolina oozes potential with investment

Mayo farm needs a new lease of life

The executor sale of a fine 53ac residential farm at Ballinamuck, Crossmolina, Co Mayo will bring customers from all over the county and beyond.

The farm, which comes with a substantial residence and a farmyard, is guided at €8,000 to €10,000/ac by Ballina auctioneer, Karl Fox.

He describes the farm as one of the best to come on the market in this area in years.

"There isn't a man-made drain on this farm, the land is free-draining ground sloping down to a river that acts as a bounds for up to half a mile."


The land is set out in two plots divided by an internal roadway. The first plot is described by Mr Fox as top quality ground extending to 23ac and includes the house and farmyard with frontage on to a quiet lane.

It is comprised of gently undulating grazing land with great views of Nephin and the surrounding countryside.

The external boundaries are well defined and well fenced. This section comes with entitlements worth €1,880.

The second section, extending to 30ac, is larger than the first and all in grass.

Although of excellent quality, Mr Fox says the ground has been somewhat neglected in recent years and could do with some attention.

This section is bounded by the river on its southern side and comes with SIngle Farm Payment entitlements of €2,460.

The residence, known as Hillcrest, is a fine old house and well known in the district. Set on a lovely elevated and defined site, it has echoes of better times but still has lots of potential.

The two bay windows at the front are quite distinctive and take in the best of the views but, in general, the interior requires substantial renovation to bring the house back to its best.

The accommodation includes a front porch, a reception hall leading to the sitting room and a dining room set at either side.

To the rear is the kitchen, utility room and bathroom.

Upstairs are three bedrooms, including a fine master bedroom to the front.


The yard has not been in use for some time, and while it has a wide range of buildings, most of them are in poor enough repair.

An old granary could certainly be revived along with a number of other sheds such as a turf shed.

According to Mr Fox this is a valuable holding in an excellent location.

"The quality of the land in the 23ac section is as good as you will get anywhere, while the larger 30ac section would need a season or two to bring it up to that standard.

"With some investment this farm could become again one of the finest in the area."

The property will be sold at public auction at 3.30pm on Thursday, August 22 at the Courthouse Hotel, Ballina, Co Mayo.
