If you happen to be anywhere near Newport in north Tipperary tomorrow afternoon, you could do worse than spend an hour in the offices of Lee Auctioneers, where James Lee will be offering an 83ac roadside holding on the outskirts of the town.

With a guide price of €8,000-10,000/ac, the land is well priced and reflects the quality of the property and land values in this area, and is only a few miles from Limerick city and the M7 motorway.

According to Mr Lee, the holding, situated in the townslands of Cranavaneen and Tullow, is laid out in one block.

Aside from 6-7ac of heavy ground, the land is sound upland grazing, watered by a stream that runs through it.

"The place could do with a bit of attention," said Mr Lee.

"The ditches need cleaning and overall it could do with a hand, but that does not take from the fact that this is a good farm of land."

There are no buildings with the property but there is reasonable road frontage on part of the farm, while another portion is adjacent to the centre of Newport town.
