A guide price of €450,000 is being quoted for a restored two-storey farmhouse on the borders of Wicklow and Carlow.

Ballyconnell Lodge is located close to the village of the same name on the Wicklow side of the county line, but is just five miles from the Co Carlow town of Tullow.

Mathew Conry of local estate agents Dawson Auctioneers describes the residence as a "lovely country house which had been sensitively restored".

The downstairs section of the house includes a living room, kitchen-cum-dining room and family room.

Upstairs there are four bedrooms, including one which is ensuite, while the restoration of cut-stone out-offices has extended the house to include a utility room or office.

The house has been rewired, re-plumbed and drylined over the past number of years.

The living room and family room have stained wooden floors, while the floor of the dining room is tiled and has fitted worktops and new units.

The house is set in an acre of grounds that include a superb herbal garden, lawns and an orchard.

While the property offers a very private and secluded setting in which to live, Mr Conry pointed out that it is within easy reach of Carlow and other villages nearby such as Rathvilly and Baltinglass.
