The land market in the Royal County has remained fairly buoyant, although very few farms of any size have come on the market this spring.

However, the sale of a residential farm at Bective, near Navan, should be a good indicator of both demand and price in the county.

John Harrington of Smith Auctioneers is handling the sale of the 78ac residential farm, which is located 5km from Navan on the Trim road.

The farm, which is to be sold by public auction, includes 65ac in tillage and 13ac in grass.

A guide price of €800,000 or close to €10,000/ac is being quoted for the property, which can be sold in the entire or in lots.


Lot one consists of the residence on 30ac of top quality tillage ground.

The house is a traditional two-storey farmhouse in need of complete modernisation, with accommodation that includes an entrance hall, two reception rooms, a kitchen, four bedrooms, bathroom and toilet.

The 30-acre lot is currently under tillage and this particular lot comes to auction with a guide of €350,000.

Lot two consists of 48ac of ground, of which 35ac are in tillage and 13ac in grass.

This section comes with a guide of €480,000. The farm will be auctioned at the Smith Harrington Salesrooms at 3.00pm on Tuesday, June 11.
