Castlecomer auctioneer Joseph Coogan made history earlier this year when he auctioned letting land at Cullahill, Co Laois, for a record €425/ac. The 60ac farm in question is now for sale with a guide price of €10,000/ac.

Described by Mr Coogan as the best farm he has come across in many years, the property is located two and a half miles from the village of Cullahill on the old Cork road. The land is regarded as prime, free-draining agricultural land suitable for any kind of farming. It is set out in one block with a number of divisions of differing sizes that are serviced by a hard-core roadway giving access to all fields.

There is extensive road frontage with the property which could, with the requisite planning permission, provide for the building of a house and farmyard.

The land, which is leased until the end of November, will be auctioned at the Auction Room, Castlecomer, at 3pm on Friday, July 8.

On the same day, Mr Coogan will bring another leased farm to auction. Located at Ross Upper, Rathdowney, Co Laois, this 61ac residential holding has 45ac under tillage and 16ac in forestry and comes with a guide price of €8,000/ac. The land is fertile and in good condition and completely surrounds the house and farmyard. It is also under lease until the end of November.

The house is a four-bedroom bungalow serviced by oil-fired central heating and set on mature gardens.

Farm buildings consist of a three-span hayshed with a lean-to along with a concrete yard and cattle crush. It will also be sold in Castlecomer on July 8.
